Property Marketing

We’ll start by taking high-quality photographs and videos. We advertise your property in all major real estate portals like Zillow, Trulia, Realtor.com, Apartment List, the RentPath network, and the Zillow Group. We also feature your home on social networks and we pay to reach local residents who may be moving and live in proximity to your property. Your home is also listed in the MLS which makes it available to all local real estate agents. The tenant placement fee includes the commission we pay any agent who brings us a qualified tenant.

Property Showing

We have 24/7 answering services to capture all leads and we offer immediate showings to potential tenants. We get feedback after each showing and email it to you so you know if any changes need to be made


Tenant Screening

Our application is available online so anyone who is interested can apply and pay their application fees online.

Once we receive the application, we check credit, background, eviction and rental payment history if available. We contact the last two landlords and do an employment verification. We also collect IDs and proof of income.


Lease Preparation

We have a standard lease that we can fill out for you and get it signed.


Deposit and First Month Rent Collection

We will also collect the deposit and first-month rent for you.


Initial Inspection

We will conduct the initial walk through and submit a report to you.


Rent Collection

We collect the rent. This includes calls and notices if the rent is late. We charge the tenant late fees and notice delivery of necessary. Most tenants pay us online through their web portal. You as an owner will have access to your portal as well. You can view maintenance requests, payments and all financial reports online.
Lease Renewal

Lease renewal is $150. Before we renew the lease we research the market and make sure your rental is still competitively priced. If not we negotiate increase with the tenants.

We conduct two free inspections every year. You can order additional inspections at $120 per inspection.


Preventative Maintenance

This service is optional but highly recommended. What we do during a preventative maintenance visit is deliver AC filters, clean the AC drain, check and clear the area around the condenser. Caulk areas that are needed, clean the dryer vent (if the home is one level and doesn’t require special access), oil the garage door rollers and test, test smoke detector batteries and replace if necessary.  The service is $150 per visit and we recommend ordering it every six months.

Maintenance Dispatch

Tenant have 24/7 service center they can call for repairs and submit their maintenance request online.
Eviction Protection

If we place a tenant in the property and we have to evict them, we will pay the legal cost.

Repairs Included
