Your Rent Ready Checklist

We use this checklist to make sure nothing is missed because it’s very easy to overlook certain areas when you are in a hurry to get the home ready to rent.  Also, if you can’t be there to oversee the work, it’s helpful to give the checklist to your team.

Landscaping

  • Mow and trim the lawn.
  • Remove grass in the expansion joints.
  • Replenish the mulch.
  • Trim the trees and bushes.
  • Replace dead plants.
  • Add new Florida-friendly plants for curb appeal.

 

Exterior

  • Pressure wash the patios, driveway, mailbox, fence, and house.
  • Repair the fence if necessary.
  • Replace any broken exterior lights.
  • Spray for pests like fire ants, wasps, etc. if necessary.
  • Wash the windows.

 

Living Room & Bedrooms

  • Remove cobwebs.
  • Dust then clean fans and lighting fixtures.
  • Clean windows and window sills.
  • Clean and repair blinds. (They need to work.)
  • Repairs screens.
  • Clean sliding doors and tracks.
  • Clean baseboards.
  • Clean light switches, and repair any broken ones.
  • Clean air vents.
  • Clean walls with TSP cleaner.
  • Repaint walls if necessary.
  • Clean carpet. (Repair if needed. Hire a professional to do this.)
  • Clean doors and closets.

 

Bathrooms

  • Remove cobwebs.
  • Clean lights and vents.
  • Clean windows, window sills, and blinds.
  • Repair screens.
  • Clean and disinfect toilet, sinks, and bathtub.
  • Clean countertops.
  • Recaulk if necessary.
  • Clean cabinets and medicine cabinets.
  • Clean mirrors.
  • Clean baseboards.
  • Clean doors.
  • Clean walls with TSP cleaner
  • Repaint walls if necessary.
  • Clean the floor.

 

Kitchen

  • Remove cobwebs.
  • Clean lights and vents.
  • Clean windows, window sills, and blinds.
  • Repair screens.
  • Clean and disinfect sinks.
  • Clean countertops and backsplash.
  • Recaulk if necessary.
  • Clean cabinets inside and out.
  • Clean baseboards.
  • Clean doors.
  • Clean fridge – inside, outside, underneath, and on top.
  • Clean oven.
  • Clean stovetop. If drip pans are rusted, replace them.
  • Clean microwave inside and out.
  • Clean dishwasher inside and out.
  • Make sure the waste disposal works properly.
  • Clean walls with TSP cleaner.
  • Repaint walls if necessary
  • Clean the floor.

 

Health & Safety Issues

  • Test all smoke alarms.
  • Have a fire extinguisher available (even if it’s not required).
  • Check for mold.
  • Check for loose or missing railing.
  • Check for wobbly fans and light fixtures
  • Check the GFI outlets.
